House for Sale, tips for getting it ready

Why do I need a realtor, can I sell my house by myself?

Q&A for Sellers

How much is my home worth?

House for Sale, tips for getting it ready

De-personalize your home. Remove family photos. Buyers don't want to feel like they're taking your home away from you.

Remove clutter. If possible box up unnecessarry items and take them out of the house. Less looks more.

Fix up the house inside. Clean windows, touch up paint, vacuum. You want it to look fresh. Make sure lights work and pull the drapes aside so the property gets as much light as possible. Use air freshener, not too strong.

Fix up the outside of the house. Curb appeal counts. May want to paint the front, cut the lawn, trim the hedges and park the car in the garage.

Why do I need a realtor, can I sell my house by myself?

Of course you can sell your own home. However you may want to ask a couple of questions from yourself and be honest to yourself.

Do you know the real market value of your home? Remember neighbors are not always honest.

What type of advertising would you do? Over 97% of all homes sold get sold by a realtor. Realtors advertise through the MLS and the internet is becoming the leading tool in advertising after the MLS. Realtors that are technology savy can reach out to International clients as well.

Do you know how to qualify a buyer? Time is money and if the buyer fails to get a loan, it could be months before you find out.

Do you have the time to be there at each showing?

What about safety? You want to make sure that the person entering into your house is really interested in buying.

Are you familiar with the legal requirements? The laws are here to protect but in order for it to work you want to make sure that all disclosures have been presented with the contract. Making a small mistake could cost you a lot of money.

Studies have also shown that properties sold through a Real Estate Professional are sold higher and faster then For Sale by Owner.

SAFETY + TIME + LAW = PIECE OF MIND

On your own, it may be difficult to obtain the maximum return on the investent in your home. A Real Estate Professional has an incredible amount of information at their disposal. They know the area, have the most current information and know how to market your home. Realtors also know the latest market trends. They may also know of another Realtor who has a buyer for your property. Realtors work on weekends and work late. Most buyers work and they look for houses on weeknights or weekends. A Realtor is always on call. A Realtor can ask the buyers personal financial questions which they may not tell you. A Realtor can take much of the stress away from selling a property.
